Learn more →The Las Vegas climate, from the roof's point of view
The National Weather Service's Climate of Las Vegas summary describes a few patterns that shape roof wear here:
- Abundant sunshine. Las Vegas is known for it, and UV and heat steadily age coatings, sealants, shingles and the underlayment under tile.
- Spring and fall wind. The NWS notes strong winds are most common in spring and fall, often with blowing dust and sand.
- Monsoon thunderstorms. Typically in July and August, storms build over the surrounding mountains and move into the valley with gusty winds and heavy rain.
A roof can look fine from the street for years while the layers underneath wear out. Leaks often show up during the first big storm after a long dry stretch.
Hiring a roofer in Nevada
Roofing contractors are licensed by the Nevada State Contractors Board. NAC 624 lists roofing under C-15 / C-15a, and spray polyurethane foam and coatings under C-36.
- Verify the license number online before signing.
- Compare written estimates with the same scope: underlayment type, flashing, tear-off, disposal.
- Ask who pulls the permit, if one is required by your city or the county.
- Get both warranties in writing: manufacturer and workmanship.

What moves a roofing estimate
No prices here. A real number needs a real inspection. The big variables:
- Square footage and roof pitch
- Tile re-lay vs. new tile vs. switching materials
- Underlayment grade (ask what's specified)
- Solar panels that need removal and reinstall
- Two-story access, rooftop A/C units, skylights and parapets
- Deck repairs discovered once old material comes off
Water coming in?
- Catch the water and move belongings out of the way.
- Keep people out from under any bulging drywall.
- Turn off power to wet light fixtures at the breaker.
- Stay off the roof. Wet tile is slick, and in summer the surface gets dangerously hot.
- Photograph the damage and call.
